We had given the home its own name, its own brand, and its own audience.

Selling a distinctive luxury home in South Orange’s Newstead neighborhood
The owners had spent years creating and caring for this home. They wanted a price that reflected what they had built, and they wanted to pass it on to someone who would love it as much as they did.
That mattered to me.
In the Newstead neighborhood of South Orange, the home combined distinctive architecture with an extraordinary Manhattan skyline view. The setting was central to the experience of being there. It was also central to how we needed to introduce the property to buyers.
There were no close comparable sales that captured the combination of what this home offered. At a $3 million asking price, we needed to give buyers a clear understanding of its value.
The sellers chose me because they believed in my ability to create a brand around the home and generate the attention it deserved. Our team built the entire campaign around that responsibility.
Building “The View”: a brand created for one home
The name came from the feature that stopped people in their tracks: the view.
From there, we developed a complete, standalone identity for the property. The View had its own logo, dedicated website, Instagram account, signage, and invitations, including a Paperless Post invitation for the launch.
Every piece gave people a consistent way to recognize and remember the home. Someone could see a video, receive an invitation, and then arrive at the property already familiar with its identity.

The goal was to create a groundswell of interest around a home that needed to be experienced.
Preparing the home: staging, painting, and landscaping
Before the launch, we completed full staging, painting, and a landscape cleanup.
The owners had already created something exceptional. Our job was to present it so buyers could appreciate the architecture, the setting, and how the spaces could work for them.
That preparation carried through to the campaign. The home people encountered in our marketing needed to deliver when they came to see it in person.
Reaching buyers: 93,268 Instagram views in four weeks
Our social campaign included video teasers, paid advertising, and influencer posts, supported by the home’s dedicated Instagram presence.

We built the campaign around the feature that made people want to see the home in person: the skyline view. Video teasers and influencer posts gave people ways to discover and share the property, while paid advertising supported the campaign’s reach.
For a property this distinctive, reach was a major part of the strategy. We wanted buyers and the brokers who represented them to know this home was available and understand why it deserved their attention.
The next step was getting people through the door.
A launch with more than 100 guests—and a written offer that night
The launch party was the public’s first opportunity to experience The View.
We invited brokers who worked with luxury buyers, their clients, members of our client network, and influencers. More than 100 people attended.
The guest list was intentional. We wanted to bring together people who might buy the home, introduce it to a buyer, or share it with a relevant audience.
That evening gave guests the chance to experience the architecture, walk through the spaces, and take in the view for themselves.
We received a written offer that night.
The eventual purchaser came through a private showing. For that buyer, the incredible view was the draw. The party was one part of a broader launch that also included private appointments and open houses.
From the first weekend’s offers to a $3,910,500 closing
Alongside the launch event, we had more than 20 showings and nearly 100 visitors through the open houses. Several written offers followed, with multiple offers received during the first weekend.
The home was under contract within a week and ultimately closed at 130.35% of asking price.
Each part of the plan had a purpose: preparation helped the home show at its best, the brand gave the campaign a consistent identity, and the combination of digital marketing and personal outreach created opportunities for buyers to experience it. The eventual purchaser connected with the home during a private showing.
The sellers entrusted us with a home they had poured years into. Afterward, one of them told me, “I think you’re the best realtor ever.”
That meant a great deal to me. So did knowing that the buyer connected with the very feature that had inspired the home’s brand.
What can sellers learn from the sale of The View?
How do you market a luxury home with few comparable sales?
Start by identifying what makes the home valuable to its likely buyers, then build the presentation and outreach around those qualities. At 588 Longview Road, the architecture and skyline view informed the name, dedicated branding, videos, and launch. The strategy helped us explain the home’s appeal when nearby sales offered few close comparisons.
Does every home need its own brand or launch party?
The right plan depends on the home, the likely buyer, and the seller’s goals. A dedicated brand and launch event made sense for The View because the property offered such a distinctive experience. Other homes may benefit most from focused preparation, staging, pricing, and targeted outreach. The starting point is deciding what will make a meaningful difference for that particular sale.
Did Instagram bring in the buyer?
We recorded 93,268 views over four weeks, and the eventual purchaser came through a private showing. We have not established which marketing channel first introduced that buyer to the home. The social campaign, broker outreach, launch, private showings, and open houses were all parts of the marketing plan.
