I truly can't say enough amazing things about Amy! My husband and I were in search of a home and had narrowed down our search to a few areas. We had started looking on our own but the housing market was so crazy that we realized we needed a realtor. I did some research and interviewed a few realtors and as soon as I spoke to Amy, I know she was the right fit! We knew we wanted to use the same realtor for buying our home and selling our current place and Amy hit the mark on all fronts. Abby was really great to work with. Extremely responsive, always makes herself available and patient throughout the entire process. Once we found the house she was on top of everything, negotiated well with the seller’s agent, worked seamlessly with attorneys and is extremely knowledgeable. She has service providers for anything you need and they are all vetted by her and her clients. 5 stars across the board. She is a top agent and I would work with her again.
Vikas is a knowledgeable & seasoned agent who works very hard for his clients. Jennifer Miller and her team did an excellent job selling my home quickly. Her recommendations on painting and repairs helped increase the value of my home. She knows contractors that can do work immediately. My house had multiple offers within the first week of listing and her team was instrumental in meeting the deadline for the closing date. Mellisa was very easy to work with. She explained exactly what each step would be and when it would happen.From listing to closing. Listed on Wed. open house that week end, offers by Mon. That is exactly what happened and we garnered 8 offers all above list price. MLS listing was excellent with professional photos and narrative. Zach was a great partner throughout the entire home buying process. As first time home buyers, my wife and I didn't even know where to start. Abby was an absolute game-changer, taking the time to show us around and educate us on the important nuances in our desired towns. Justin was great to work with. In this crazy market where condos were selling in days for above asking, he was very responsive and kept me in the know. He offered great advice in dealing with a market that I had never encountered before in 5 previous purchases. He was available at a moments notice when acting quick was key. He was there every step of the way and answered my million and one questions.
Tracy Biebelberg is the real estate associate you want to work with to get your home sold. I began my conversation with Tracy (through a family friend recommendation) in January 2020 as I was looking to assist my mother in selling her home. Within about 3 months we completed all of the preparation and closed on the sale during the height of the current pandemic. There is no doubt in my mind that Tracy is responsible for making this happen. Tracy understands the most important aspect of handling a transaction like selling a home: it is the client. From day one this was a partnership with a mutual goal in mind. We discussed with Tracy what "improvements" we were willing to do to get the best value out of the sale - and an immediate offer. Tracy explained our options and then provided all of the resources to make this happen. At every step along the way I knew that Tracy had our best interests in mind. In about 6 weeks we de cluttered the house, had it fully painted and staged. Within 24 hours of listing the house on Zillow we had our first offer - and closed on the sale 5 weeks later. The challenges that must be met within the timeframe between offer and closing were exacerbated by the complete shutdown of almost everything. Nevertheless, Tracy kept us on track and was there to help and advise. We are grateful for her expertise, punctuality, diligence and amazing support. The results are obvious! Kyle went above and beyond for us in the heat of the post pandemic market. Rates were low but inventory was lower. He found us an off market home in Roseland. He helped us make a quick deal and made the process really easy on us. Kyle also showed us a dozen other homes during this time and we wouldn’t use anyone else!
If you’re in the market for a North Jersey real estate guru, Kyle is your guy! As someone who grew up and currently lives in North Jersey he has endless knowledge of the area. He is extremely hard working & takes on all the important aspects of buying a house (scheduling, contract review, negotiations, etc) while allowing you to be as big or as little a part of every step of the process as you’d like. He helped us score the deal of the century on our dream house and we couldn’t be happier to have had him in our corner! On top of helping us buy our home he also helped us rent out our condo. Terrific experience working with Sue's entire team. They were exceptional and made what could have been a difficult process smooth and painless. I wasn’t even sure I was ready to sell or how to start the process. A cold call from someone on Sue's team in August is what set this entire process in motion and ultimately led to a great outcome for me! Larry was a treasure and at every point along the way he was diligent, thoughtful and attentive. He answered all of my questions (which were many) and made me feel I was in a safe pair of hands, even when it looked dicey. Likewise, the transaction team of Chris and Kelsey made sure everything ran smoothly and walked me through all the necessary paperwork and up-front details. Kelsey was also terrific at managing the logistics of closings and highly attentive to all the details that probably would have slipped my mind. She met with the handyman, coordinated letting his team in, etc. She truly went above and beyond to make this sale happen. Kathleen Lamendola has been amazing to work with. We are first time buyers who decided to purchase in the crazy sellers market of fall 2021. Right from helping us figure out what we actually wanted, what was affordable in our price range and how to go about the process, Kathleen handheld us through it all. She is very knowledgeable about the whole process, and worked with us with a lot of patience as we figured out what exactly is our dream home. When we zeroed in on the house we wanted finally, in May 2022, Kathleen was instrumental in helping us understand the market and lining up the various inspections that would be necessary for the home we wanted. This particular deal however fell through and did not close. Kathleen stayed in close communication with the sellers agent and the attorneys through it all. Even after we ended up back in the market looking for our dream home in June 2022, Kathleen was a great help in arranging visits to all the homes that might fit our criteria despite her own trying personal circumstances at the time. When we finalized our current house, Kathleen went above and beyond by scheduling and coordinating the multiple inspections for us at short notice. She also stepped in for us on occasions when we were unavailable to supervise. Our closing timeline (of Aug 2022) made life a bit chaotic, as we chose to close only a few days before our baby was due - we wanted to welcome our newborn in our new home. Kathleen managed the entire closing process for us. She was very flexible with her time, and made us feel like her only clients. She also helped us navigate our options so we closed on time. Even now, that we have moved into our new home, we continue to rely on Kathleen's network of contacts and experience to help us transition into the role of homeowners. During the 2016 calendar year Louise and I completed three successful transactions. Two residential home purchases ($400,000 and $890,000) and the sale of my personal home with a home medical office ($1,100,000). This sale required many months ( it was unusual with a home-office). My wife and I worked with Vikas from February 2022 until May 2022, when we closed on the home we ended up buying. I work in northeast Pennsylvania and commute by car, whereas my wife works in NYC and commutes by train. Therefore, easy/quick accessibility to NJ Transit train station and I-80/I-78 were important factors. Vikas started by helping us identify New Jersey towns and neighborhoods that would work best for us, based on our commutes and other key factors. Next, Vikas provided us with listings, as they became available in the towns / neighborhoods that we were interested in. He met with us, whenever we asked him to, for open houses or walk-throughs at the homes we were interested in. When we found homes that we were interested in, Vikas not not only provided us with comps on other homes in the neighborhood that had sold over the past 12 months, but also explained to us what the numbers meant and what range a competitive offer should fall within. This guidance was extremely helpful given how aggressive the market was at that time. The first offer we made on a home we liked, while above the listing price, was not nearly as high as it needed to be in order to succeed. Vikas knew this and explained this to us, but he never pressured us to increase our offer since he could tell that we weren't as excited about this home as we needed to be in order to increase the offer. Although we did not get the home, that experience really increased our trust for Vikas. We knew we were working with the right agent, whose primary motivation was to help us end up in a home that we would be excited to live in. As we continued our search, we made two other offers, and Vikas helped us through those. We ended up getting the home we wanted - one that we were really excited to live in - in March. During the next steps, Vikas leveraged his agency's network to connect us with an attorney who made our lives much easier during the next steps in the process leading up to the closing. Additionally, when we had questions about specific things (such as taxes in the township), Vikas leveraged this agency's network of subject matter experts to connect us with people who could answer our question. In summary, we benefited from Vikas' deep understanding of the New Jersey real estate market in Essex, Morris, and Union counties (which contained the towns we were interested in) and how to structure a competitive offer in an aggressive real estate market. And it was a pleasure to work with an agent who had our best interest in mind, provided sound advice, and never pressured us to make an offer on a property we weren't interested in or make an excessive offer if we were not excited about the property. And his network of attorneys, mortgage providers, and other experts made the closing process painless for us.

We had no prior knowledge of the areas and she took the time to walk us through all the critical information we needed to know - commute times, community feel, taxes, etc. Once we narrowed down our list of towns, she quickly set up a really efficient day for us to tour a variety of homes which included town tours where she drove us around (each in our own cars due to Covid) the towns and showed us schools, restaurants, train stations, etc. This gave us an amazing feel for each area. My wife Mary Jane and I worked with Amy Esposito to purchase our home in Glen Ridge, NJ. Four years ago, I started throwing an annual client party for two reasons. The first is obvious - to show my clients appreciation for being so amazing to me. "I first heard of Sue Adler when I found her website. I wasn't actually in the market to buy or sell at the time, but her website was the only place that I could find real data on our local housing market. She also seemed to have the most interesting listings for houses in the area, which was another reason why I found myself visiting her website occasionally. In October 2006, we decided to relocate to the Philadelphia area. The first and only agent that I called to list my house was Sue Adler. We called the number on her website and expected to hear back in a day or so. I think it took her 45 seconds or so to call us back. She came over the next day, advised us on what to do to get the house ready by Thanksgiving (recommending stagers and contractors that also showed up, returned our calls and bumped other jobs to help us get ready). She also guided us (and frankly, my new employer's relocation counselor) through the process of putting the house on the market and gave us frank advice on selling our house in a down market. Prior to listing our house, our relocation counselor sought an independent assessment of the value of our house from an additional realtor. After interviewing top Westfield agents, we decided to list with The Sue Adler Team and I can say they are hands down the best real estate team we have ever worked with. They had gotten a record breaking price for the custom newer home down the street and we had a unique updated character home with a carriage house and pool which we anticipated might be a tougher sale, but Sue and her team came through for us! You're in excellent hands with Amy. She was our buyer's agent. She was extremely responsive and went above and beyond the call of duty to get our deal closed. To give you a sense, the deal went smoothly until a few days before closing when the seller ran into a substantial problem with the township and work that needed to be done. In a very fast-moving and fluctuating situation, Amy was there and on-call to address every issue and communicate with the seller daily -- usually many times daily. Amy even went to so far as to several times make trips to the township construction code office to get everyone in line and moving towards completion and within tight time constraints. We can't recommend Kathleen Lamendola enough! She is the best realtor in the area! The housing market has been interesting to say the least in 2022, and you really need someone that will be by your side and work with your best interests in mind. Kathleen does all that and more. Initially, we were working with another agent/agency in buying a home in Westfield, NJ, and the agency just didn't seem to be a fit for our family. Kathleen Lamendola came highly recommended from a mutual friend and we reached out to her team and quickly had a return call. Kathleen spent a session getting to know us and exactly what we wanted in our next home. We also discussed our budget and what we were comfortable with. She clearly listened as she would send us a list of houses that met our criteria, as well as videos when she would do walk-throughs herself. If we had a question about a house that came up on other sites, she would give us information as to why it would or wouldn't be a good fit for us. This really helped as we didn't spend countless hours driving around town to visit houses that wouldn't be a good fit. As late as Spring of 2021 I didn't even know I was going to sell my home. I am a widower with two adult children and one had already moved out and for the last few years I had been considering what to do with the inevitable arrival of "empty nest" status. But after a year of lockdown and pandemic any major lifestyle moves like that seemed on hold. Then my younger child did leave just as I began to notice house sales booming in my town. I began to consider a long-held, but not articulated, notion to return to New York City after my quarter-century sojourn raising my family in South Orange, NJ. The timing seemed right: the seller's market was hot in my neighborhood and there were deals to be had on apartments in Manhattan. But without a prior timeline I had not done the work I thought my house would require to list high or even considered staging it for sale. I could have waited for a year but for all kinds of reasons the time seemed right. NOW. After attending a Sue Adler virtual seminar I decided to ask about the merits of an "as is" sale. Within a week one of her associates had visited my home and discussed the merits and minuses of such a move. I decided time was as much of a factor as anything else in my decision and within two weeks my house was listed for a number researched and recommended by the Sue Adler team. I'll start with WOW...from the moment that I met Sue, I was so impressed with her local area knowledge and business savvy. I respected and admired her approach to selling a home. Lets get the price right and the customers will come...even potentially a bidding war. And she was right...at the right price I received multiple offers within 4 days of the listing. All were either above listing or at listing. What made the experience with the Sue Adler Team was her team. Between Sue, Melissa ( Listing Success Manager) and Neil (Transaction Manager), I felt completely at ease and they were there when I needed. Professionally, the Sue Adler Team can't be topped. Sue personally evaluated my home, which was which I had added a mission-style addition that increased the floor space by nearly 50% and made the home unlike anything usually found in Glenwood. Sue basically has an expert on all aspects of selling houses working with her. Whatever questions I had (electrical, structural, legal etc) she has someone that handles it immediately. No waiting for her to consult an outside expert. It's the no waiting aspect that i really liked. When I had a question, I wanted a quick answer and got it!! She had promised at our first meeting that calls would be answered within 15 minutes. Frankly I didn't really believe that speil but it proved absolutely correct throughout the entire process. Sue herself knows her business and her market extremely well. I needed a good marketer but one that was not obnoxious. Sue brought me several offers after the first weekend and and exceeded all my expectations in every aspect. I would recommend her and her "team of experts" approach to anyone looking to sell (or buy) in her markets.

I don't normally give reviews, as while most people I work with do a good job, it is no more than they should be doing. Sue and her team are the exception to my rule. We had bought another home out of state and were moving to it prior to listing our NJ one, and so it could have been a nightmare of a process as I am a control freak and wouldn't be able to see what was going on or get involved. From DAY ONE, the Adler team never let me down. From marketing to open house, to feedback follow-ups and more importantly keeping me updated with HONEST information, apart from the 750 miles between us I felt as though I was there. Sue got 3 offers and perfectly negotiated the deal. Dawn was the project manager and while there truly were minimal issues that the buyers wanted attended to, it was an absolute relief when Dawn told me that she would handle it all. We have bought and sold several times and never had the level of care or service that was being shown by Sue and Dawn. Dawn also handled the required town inspections, letting me know when they were taking place and once they were done. I think I can sum up Sue Adler and her wonderful team simply by saying that they are honest professionals. They know what they are doing and try and take the stress out of the process, they are honest with all information (it may not be exactly what you want to hear but it's the truth) and they do what they say they will do. Deciding to sell our home in Summit was something that my husband and I thought about briefly. We contacted Sue Adler to discuss it, to see who was out there as potential buyers, and what the Summit luxury home market was dictating for a home as large and well built as ours. Within a week, Sue found a buyer, connected him with us and our house was sold. It was really that easy, or at least it seemed that way. Sue went to work immediately for us. If you were going to sell your house, you'd have to come up with reasons why you wouldn't ask Sue to take on the challenge. She’s that good. Okay, so there are several caveats. First, Sue and I have been friends and colleagues long before she helped me sell my house in MIllburn. Second, some of this review is not just Sue herself, but her team, especially Dawn Preziosi, her transactions manager. Third, I'm likely not your typical consumer since I work in the industry and know too much. Having said that, if you were going to sell your house in one of Sue's markets, you'd have to come up with reasons why you wouldn't ask her to take on the challenge. You should start with, "Is there any reason why I shouldn't use Sue?" She's that good. Local knowledge -- there may be other agents who have a better pulse on what is going on with the market at any given time. I just don't know them. She and her team handle so many listings, handle so many buyers, and are doing so many deals that they have a really, really good grasp of what's going on, what buyers are thinking, what features are important, and which are not. She knows the towns, the neighborhoods, the schools, what it's like to live there... pretty impressive for a Philly native. One piece of advice: if you're going to list with Sue, just listen to her advice on pricing. You might think your house is one-in-a-million exception, but she has a far better grasp on the market than you do. You hire her for that knowledge and insight, so don't argue with her. Process expertise -- between her and Dawn, possibility the best duo you want on your side. Ask Sue sometime about "bulletproofing the transaction" -- the woman knows her stuff as it comes to what has to be done to get a deal done, what the steps are, and what creates demand. And Dawn may be the best "project manager" for a home sale you could find. She's totally on top of every single step. Responsiveness -- maybe it's because we're friends, but I doubt it. Keeping in mind that she is busy pretty much all the time, speaks nationally (internationally even) at huge major conferences, and so on, Sue is pretty much always available. And Dawn even more so. I recommend email and text messages, actually, rather than phone calls because they're usually running around doing something, but they get back to you in a hurry. Doing the sale from Texas, there were some parts of the transaction where communication could have gotten fouled up; they were on top of the issues and smoothed everything out. Negotiation skills -- since I wasn't on the phone listening to Sue negotiate, I have no way of judging this. But consider the result: I did not have to sell. We had great tenants in the place already. We would have been happy to just hold on to it as an investment property. But I got the price and terms I wanted, so I did. If results are an indication of negotiation skills, then you got nothing to worry about. The Extras -- Let's just say that Sue and Dawn went way, way, way above and beyond what you'd expect from a real estate agent. Two examples come to mind. First, we had moved away and the house was vacant, when we got hit with a NJ snowstorm. We didn't actually know who to call to arrange for the driveway and sidewalk to be shoveled so the house can be shown. Well, Sue got her husband (I believe) to actually take a shovel out to our house and have it shoveled. Not just once, but twice. Might have been three snowstorms, actually. Would your agent do that for you? Second, the cleaners we had hired did not do the greatest job in the kitchen; we got a call from Dawn that the oven was not cleaned as well as it should, and the appliances were not exactly sparkling. Well, Ms. Preziosi went down there herself, personally, with scrubbing brushes in hand, and spent an hour on a Saturday morning cleaning our frikkin' oven by hand so the house was ready to be shown. That's... well, you tell me if your agent would do THAT for you. So, like I said, if you're going to sell in Millburn, Short Hills, or any of her other markets... you should come up with a good reason why you wouldn't want to use Sue and her team. "I became a fan of Sue Adler when I first met her about 4 years ago in one of the many open houses I like to go into (I like to look at houses even if I am not in the market for one kind of a crazy hobby of mine). After I met Sue I knew that if I were ever in the market to either sell or buy she would undoubtedly be the person I would choose to work with. For four years, she has kept me updated about homes and I have visited many (if not all) of her open houses in the Millburn/Short Hills area. Last summer I decided to satisfy my curiosity and check out the open house taking place right down the street from my house in Maplewood. My husband and I had been toying with the idea of moving but had not yet made up our minds. There was so much to consider, not the least of which was the slow real estate market.
