I can’t say enough about how amazing Sue and her team are. They were incredibly responsive and always got back to us promptly. After interviewing top Westfield agents, we decided to list with The Sue Adler Team and I can say they are hands down the best real estate team we have ever worked with. When Sue Adler says that hers is a "team" effort, that's the real truth, and one of the major strengths of selecting her as your agent. Her husband, Peter Jacoby, took what are by far the best photographs of our former home, a rather unique Mid-Century Modern ranch in Mendham, NJ. It's an unusual 10,000+ square foot space, and Peter captured the expansive Great Room and its architectural details, the oversize Master Bedroom, and all the other rooms and 7 acres of grounds with a skill and creativity that brought in more interested visitors that any previous realtor. They were also open to using our own photographs of the house in different seasons and times of day which, especially for the outside pool, offered a more comprehensive look at the property. Then, with a sale pending, Dawn Preziosi - handling closing logistics - was always responsive, returning calls within hours if not answering immediately, and offering advice to address all the many items that need addressing when a home has wells, a septic system and the Twp has lots of permitting and CO requirements. On all that, Dawn was excellent, and Kaitlin in Sue's main office kept things moving forward. Sue herself suggested staging our basement, which we'd been using as a home office, and making it feel more livable. That also worked, but - of course - her professional advice as to setting the right price at the right time of year was critical. Lastly we feel her team's special expertise at servicing the "MidTown Direct" communities of Short Hills, Summit, etc., brought in a larger and broader set of potential Buyers than any previous realtor. Sue Adler’s team is a professional, efficient, focused group with dedicated staff, each of whom perform a specific function. They helped us sell our home in 3 weeks. Sue and her team were focused on every aspect of our record breaking sale in Maplewood, NJ. Our sale of a higher-priced home in Chatham Borough was complicated by a number of factors that required particular skill around negotiation, timing, market knowledge and understanding of the motivations and needs of both ourselves as sellers and our bidders. Sue Adler was a steady, smart and reliable partner in this challenging process and we feel she and her team delivered the best possible outcome for us.

After having my house on the market for the better part of a year I knew in my heart that I needed a new agent. The second time around I was rigorous in making a selection and with several seemingly good candidates in hand, I went with my gut and chose to go with Sue's team. It was a terrific decision. I recently used Sue Adler team to market my newly renovated house. I would like to share two things with people who wonder why I decided to use her team and how my experiences with the team were. To be honest, it is hard to choose from among many real estate agents in Short Hills since most of them are super good. What I did was that I invited three groups of agents and presented to me how they would market my house. I finally picked The Sue Adler Team because I think their proposed price strategy is reasonable and well thought out; their marketing records in the past year are excellent; and their proposed marketing strategy was very promising. I really think I made the right decision. Now let me share my experiences in working with them. The house was sold after the first open house - impressive, right? That came from a few months of hard upfront work - Sue made many suggestions about how to build the house to the best quality and usability during the last stage of construction, Sue's team member, Melissa, followed all way through to communicate with my builder (she acted as if she were MY manager!); and after the signing of the sale agreement, Sue has a dedicated transaction manager who helped to manage transaction day and nights. I did not know Sue before this house. I chose her team based purely on business consideration and I highly recommend using Sue and her team.

Peter Jacoby, the team member who helped us find and purchase a home, possessed a great knowledge of the local (Short Hills and Summit, in our case) housing market and always made sure we viewed potential listings as soon as they came on the market. That also worked, but - of course - her professional advice as to setting the right price at the right time of year was critical. Lastly we feel her team's special expertise at servicing the "MidTown Direct" communities of Short Hills, Summit, etc., brought in a larger and broader set of potential Buyers than any previous realtor. I'll start with WOW...from the moment that I met Sue, I was so impressed with her local area knowledge and business savvy. I respected and admired her approach to selling a home. Lets get the price right and the customers will come...even potentially a bidding war. And she was right...at the right price I received multiple offers within 4 days of the listing. Professionally, the Sue Adler Team can't be topped. I hired Sue Adler as our realtor (we were the seller) based on her reputation around town. what I didn't know (or frankly understand well) was that not only would i get her but her "team". I don't normally give reviews, as while most people I work with do a good job, it is no more than they should be doing. Sue and her team are the exception to my rule. Sue Adler and her team are true real estate professionals. I was impressed with their use of the latest technology to keep my beautiful custom home in Chatham in the spotlight until it was sold. Sue is one of the top producers at Keller Williams in the entire country and now I know why.

If you were going to sell your house, you'd have to come up with reasons why you wouldn't ask Sue to take on the challenge. She’s that good. Okay, so there are several caveats. First, Sue and I have been friends and colleagues long before she helped me sell my house in MIllburn. Second, some of this review is not just Sue herself, but her team, especially Dawn Preziosi, her transactions manager. Third, I'm likely not your typical consumer since I work in the industry and know too much. Having said that, if you were going to sell your house in one of Sue's markets, you'd have to come up with reasons why you wouldn't ask her to take on the challenge. You should start with, "Is there any reason why I shouldn't use Sue?" She's that good. Local knowledge -- there may be other agents who have a better pulse on what is going on with the market at any given time. I just don't know them. She and her team handle so many listings, handle so many buyers, and are doing so many deals that they have a really, really good grasp of what's going on, what buyers are thinking, what features are important, and which are not. She knows the towns, the neighborhoods, the schools, what it's like to live there... pretty impressive for a Philly native. One piece of advice: if you're going to list with Sue, just listen to her advice on pricing. You might think your house is one-in-a-million exception, but she has a far better grasp on the market than you do. You hire her for that knowledge and insight, so don't argue with her. Process expertise -- between her and Dawn, possibility the best duo you want on your side. Ask Sue sometime about "bulletproofing the transaction" -- the woman knows her stuff as it comes to what has to be done to get a deal done, what the steps are, and what creates demand. And Dawn may be the best "project manager" for a home sale you could find. She's totally on top of every single step. Responsiveness -- maybe it's because we're friends, but I doubt it. Keeping in mind that she is busy pretty much all the time, speaks nationally (internationally even) at huge major conferences, and so on, Sue is pretty much always available. And Dawn even more so. I recommend email and text messages, actually, rather than phone calls because they're usually running around doing something, but they get back to you in a hurry. Doing the sale from Texas, there were some parts of the transaction where communication could have gotten fouled up; they were on top of the issues and smoothed everything out. Negotiation skills -- since I wasn't on the phone listening to Sue negotiate, I have no way of judging this. But consider the result: I did not have to sell. We had great tenants in the place already. We would have been happy to just hold on to it as an investment property. But I got the price and terms I wanted, so I did. If results are an indication of negotiation skills, then you got nothing to worry about. The Extras -- Let's just say that Sue and Dawn went way, way, way above and beyond what you'd expect from a real estate agent. Two examples come to mind. First, we had moved away and the house was vacant, when we got hit with a NJ snowstorm. We didn't actually know who to call to arrange for the driveway and sidewalk to be shoveled so the house can be shown. Well, Sue got her husband (I believe) to actually take a shovel out to our house and have it shoveled. Not just once, but twice. Might have been three snowstorms, actually. Would your agent do that for you? Second, the cleaners we had hired did not do the greatest job in the kitchen; we got a call from Dawn that the oven was not cleaned as well as it should, and the appliances were not exactly sparkling. Well, Ms. Preziosi went down there herself, personally, with scrubbing brushes in hand, and spent an hour on a Saturday morning cleaning our frikkin' oven by hand so the house was ready to be shown. That's... well, you tell me if your agent would do THAT for you. So, like I said, if you're going to sell in Millburn, Short Hills, or any of her other markets... you should come up with a good reason why you wouldn't want to use Sue and her team.
