Our experience was a hard fought one… 7 months of looking like 10 bids lost… and every time I felt defeated there was a coffee or a slice of pizza or a sandwich shared to lift my spirits! Kathleen Lamendola has been amazing to work with. We are first time buyers who decided to purchase in the crazy sellers market of fall 2021. Right from helping us figure out what we actually wanted, what was affordable in our price range and how to go about the process, Kathleen handheld us through it all. My wife and I worked with Vikas from February 2022 until May 2022, when we closed on the home we ended up buying. I work in northeast Pennsylvania and commute by car, whereas my wife works in NYC and commutes by train. Therefore, easy/quick accessibility to NJ Transit train station and I-80/I-78 were important factors. Vikas started by helping us identify New Jersey towns and neighborhoods that would work best for us, based on our commutes and other key factors. Next, Vikas provided us with listings, as they became available in the towns / neighborhoods that we were interested in. He met with us, whenever we asked him to, for open houses or walk-throughs at the homes we were interested in. When we found homes that we were interested in, Vikas not not only provided us with comps on other homes in the neighborhood that had sold over the past 12 months, but also explained to us what the numbers meant and what range a competitive offer should fall within. This guidance was extremely helpful given how aggressive the market was at that time. The first offer we made on a home we liked, while above the listing price, was not nearly as high as it needed to be in order to succeed. Vikas knew this and explained this to us, but he never pressured us to increase our offer since he could tell that we weren't as excited about this home as we needed to be in order to increase the offer. Although we did not get the home, that experience really increased our trust for Vikas. We knew we were working with the right agent, whose primary motivation was to help us end up in a home that we would be excited to live in. As we continued our search, we made two other offers, and Vikas helped us through those. We ended up getting the home we wanted - one that we were really excited to live in - in March. During the next steps, Vikas leveraged his agency's network to connect us with an attorney who made our lives much easier during the next steps in the process leading up to the closing. Additionally, when we had questions about specific things (such as taxes in the township), Vikas leveraged this agency's network of subject matter experts to connect us with people who could answer our question. In summary, we benefited from Vikas' deep understanding of the New Jersey real estate market in Essex, Morris, and Union counties (which contained the towns we were interested in) and how to structure a competitive offer in an aggressive real estate market. And it was a pleasure to work with an agent who had our best interest in mind, provided sound advice, and never pressured us to make an offer on a property we weren't interested in or make an excessive offer if we were not excited about the property. My wife Mary Jane and I worked with Amy Esposito to purchase our home in Glen Ridge, NJ. We originally met Amy in the fall of 2018 through a work colleague of Mary Jane and we quickly realized that Amy was going to be a good fit. Our search started in Madison and  Chatham, NJ. Amy lived in Madison and provided a tremendous amount of local knowledge about the surrounding towns and the schools as our daughters are 4 and 2 and that was our top priority. We spent most of 2019 looking at homes but decided that we were not ready to make the jump from Hoboken to the burbs. Amy encouraged us to take our time and always kept us updated on any changes in the market after we stopped our search in the summer of 2019. In early 2020 we found a home that really appealed to us in Glen Ridge. We are both from the area, but didn't think that moving back was going to work for us financially given that higher property taxes. We fell in love with the home after an open house and submitted a bid 2 days later. We knew it would be a competitive process and Amy did a lot of research on prices in the area and where homes were sold for vs. the list price as most homes in the town are underpriced to create a bidding war. Amy had us write a personal letter to the sellers and included one of her own. Out of 10 bids, ours was second highest and we were chose because the couple liked our letter, profile and that Amy and their agent worked well together. After we went under contract, Amy worked seamlessly with us through the inspection since it was an older home. She made sure we addressed our concerns with the sellers and advocated for us with their agent around some items we found during inspection. We are now in our new home and are very happy. Buying our forever home was a long process and a bit scary given the financial outlay, but we had Amy as our advocate to guide us through the process. We have worked with a lot of agents over the years (our third home purchase) in different areas in NY, NJ, PA and CT. Vikas stands out. We met him after requesting to see a property we found online. My wife and I recently decided to move out of Manhattan to purchase a house. Neither of us are from the NJ area and enlisted Sue Adler's help in showing us around the Summit/Millburn/Maplewood/Short Hills area, explaining the differences and what would best fit our lifestyles. This was an invaluable experience, and Sue did an excellent job in pointing out the uniqueness of each area. After multiple visits out to the area, Sue was able to find us the ideal house (a newly built home in Summit) and walked us through the process. Her honest, open, communication helped ease any problems/concerns we had and made the purchase as stress-free as possible. Last summer I decided to satisfy my curiosity and check out the open house taking place right down the street from my house in Maplewood. My husband and I had been toying with the idea of moving but had not yet made up our minds. There was so much to consider, not the least of which was the slow real estate market.
