As late as Spring of 2021 I didn't even know I was going to sell my home. I am a widower with two adult children and one had already moved out and for the last few years I had been considering what to do with the inevitable arrival of "empty nest" status. But after a year of lockdown and pandemic any major lifestyle moves like that seemed on hold. Then my younger child did leave just as I began to notice house sales booming in my town. I began to consider a long-held, but not articulated, notion to return to New York City after my quarter-century sojourn raising my family in South Orange, NJ. The timing seemed right: the seller's market was hot in my neighborhood and there were deals to be had on apartments in Manhattan. But without a prior timeline I had not done the work I thought my house would require to list high or even considered staging it for sale. I could have waited for a year but for all kinds of reasons the time seemed right. NOW. After attending a Sue Adler virtual seminar I decided to ask about the merits of an "as is" sale. Within a week one of her associates had visited my home and discussed the merits and minuses of such a move. I decided time was as much of a factor as anything else in my decision and within two weeks my house was listed for a number researched and recommended by the Sue Adler team. After a weekend we had multiple offers all over asking and in three it weeks I was under contract. A month later the sale closed and I was living in my new apartment on the upper west side of Manhattan. We were able to retire to Northern Virginia to purchase a dream home in May near grandkids after the expert help and guidance from your persuasive and experienced and God's grace. A follow up invite from Amy Esposito to participate in a home selling webinar was the spark that accelerated our plans to prepare our home for maximum appeal in this unprecedented robust market versus next year. At first we strongly resisted recommendations to paint our honey oak kitchen cabinets and rec room paneling Winds Breath beige but before and after pics offered by Laurie Silver-Corsello were more compelling that those less gently offered suggestions by a top Chatham realtor who wanted to list our home for $100,000 less. We believe that God acted through your responsive team and contractors including Erika Olesen, Aislinn Cholet, Jessica Lascar and Leah Gomberg and Hugh Strong and Ben Weisfelner to give us the resources just in time to transform our home in just 3 weeks on a $12,000 budget that was readily recouped with $745,000 cash offer on first weekend of showings with 3 other offers in excess of the asking price as a back-up. Hugh Strong's foreman Ivan went above and beyond to continue painting interior rooms and touching up exterior surfaces on an only where needed budget just days before listing even after learning of the sad news that his brother Eduardo who is new father was suffering from a brain tumor! I must say that the process was still an exhausting nail-biter between decluttering to local storage, sorting through a lifetime of memorabilia, closing out 40 year old permits and enduring invasive inspections (including colonoscopy of our sewer line.) but the sale was closed within our aggressive deadline after a $11,500 credit issued to the buyer. The remarkable thing was that with these mostly cosmetic improvements, that our home fetched a similar price for our home that has the Midtown direct railroad track in the backyard as those with substantially more updates/remodeling in the quieter side of Woodland Road. Larry is the best real estate agent I have ever worked with. He is very personable and always looks out for your best interests. After seeing a house, he immediately will go over the pros and cons of the house , which my wife and I found very helpful. When we decided to sell our home of 15 years during a pandemic, we knew we needed Laurie to represent us. When Sue Adler says that hers is a "team" effort, that's the real truth, and one of the major strengths of selecting her as your agent. Her husband, Peter Jacoby, took what are by far the best photographs of our former home, a rather unique Mid-Century Modern ranch in Mendham, NJ. It's an unusual  10,000+ square foot space, and Peter captured the expansive Great Room and its architectural details, the oversize Master Bedroom, and all the other rooms and 7 acres of grounds with a skill and creativity that brought in more interested visitors that any previous realtor. They were also open to using our own photographs of the house in different seasons and times of day which, especially for the outside pool, offered a more comprehensive look at the property. Then, with a sale pending, Dawn Preziosi - handling closing logistics - was always responsive, returning calls within hours if not answering immediately, and offering advice to address all the many items that need addressing when a home has wells, a septic system and the Twp has lots of permitting and CO requirements. On all that, Dawn was excellent, and Kaitlin in Sue's main office kept things moving forward. Sue herself suggested staging our basement, which we'd been using as a home office, and making it feel more livable. That also worked, but - of course - her professional advice as to setting the right price at the right time of year was critical. Lastly we feel her team's special expertise at servicing the "MidTown Direct" communities of Short Hills, Summit, etc., brought in a larger and broader set of potential Buyers than any previous realtor.
