• Energy-efficient, Mini-Split System: Installed a comprehensive Fujitsu ductless mini-split system in 2020, providing energy-efficient, zoned heating and cooling. The system is professionally serviced annually. Plumbing and Mechanical Systems

• Essential Water Mitigation & Flood Protection: A modern, high-capacity sump pump – installed in 2022 by licensed professionals – ensures the basement remains dry and protected. This system features a dedicated electrical line and breaker, guaranteeing reliable, secure operation for superior flood and moisture defense. 

Water Heater and Pressure Regulation

• In March 2022, a new Bradford 40-gallon gas water heater was installed, with a new thermal expansion tank, and upgraded 4-inch flue pipe, and a six-year manufacturer warranty against tank rupture. Additionally, a new ¾-inch whole-house pressure reducing valve was installed in the basement, complete with a newly added access panel to allow for easy maintenance. All installations were completed by licensed professionals and fully permitted through the municipality. 

Exterior and Landscaping

• The Environmental Approach (locally owned since 1999) fully refreshed the front and side exterior in 2024 with professionally edged beds, stepping stones, fresh hardwood mulch, and a beautiful, custom array of boxwoods, vibrant goldmound spirea, leatherleaf viburnum, and ornamental dwarf fountain grasses. 
• Maintained professional-grade asphalt preservation.  Driveway was professionally cleaned, crack-filled, and seal-coated by Environmental Approach in 2024 to encourage long-term durability of asphalt and Belgian block curbing. 
• Ornamental Alliums, Daffodils and Crocus Bulbs (From 2017): Ornamental spring bulbs bloom along the driveway fence line to provide vibrant seasonal color and enhance curb appeal. 
• Premium Cedar Fencing and Fire Pit- In 2017, installed 220 feet of 6 foot high board on board cedar fencing fully enclosing the rear of the property, creating a secure outdoor space that is perfect for children and pets.  Installed a 4 foot wide gate along the left side of the house. Installed a 10 foot wide 4 foot high spaced picket dog-ear top cedar double gate across the driveway and Belgian block curbing.
